The spread between them is the thing to understand. A duplex in Dutchman’s Pipe and a custom home in Laurel Cove are the same neighborhood on paper and two completely different purchases in practice. Which village a home sits in moves the price more than square footage does.

What that means if you are buying

Decide the village before you decide the house. Ask what the HOA dues cover in that specific village, because they are not the same across all five. And if the lake is why you are looking here, confirm what your access actually includes before you write an offer.

What that means if you are selling

Your comparable sales are the ones inside your village, not the neighborhood at large. Pricing off the wrong village is the most common mistake made here, and it costs real money in both directions.
